Start with the rooms

Three ways to get a measured floor plan. Every number on the estimate reads from it.

  1. 01

    Scan the rooms

Walk each room with an iPhone Pro or iPad Pro. You get a measured floor plan with every room and its area.

  2. 02

    Send a guest scan

Send the homeowner a scan link. They install the free app and scan their own rooms, no account needed. Guest scanning is on Pro and Business.

  3. 03

    Trace a plan

No scan? Trace a blueprint or photo in the web editor, or draw the rooms yourself.

Scanning needs an iPhone Pro or iPad Pro with LiDAR. How room scanning works.

The Estimate page

Price it room by room

Open the project, go to Estimate, pick the floor plan, then pick a room. Each room has a Floor tile. Choose the product and SiteScope prices it from the room’s measured area.

Price one room or the whole house. A one-room carpet job is a finished estimate.

Same as last room

Put the last room’s floor on this one in one tap.

Copy to other rooms

Pick the rooms that get the same carpet or plank and copy it over.

Select several rooms

Choose a group of rooms and add one material to all of them at once.

Next room without materials

Jump straight to the next room you have not priced yet.

Recently used

Your recent materials follow you from the laptop to the phone.

The right math for each floor

Carpet is not sold like plank, and plank is not sold like tile. SiteScope prices each one the way you buy it.

Carpet

Square yards from real drops and seams

SiteScope lays the room out in drops across the roll width (12 ft or 15 ft), places the seams, and picks the direction that orders less carpet. Flip it if you want the seams the other way. The drops are the waste, so you are not guessing a percentage.

Hard surface

LVP, laminate, wood and carpet tile by the box

Enter the box coverage from the carton. SiteScope works out what each room needs and rounds up to whole boxes once for the job, not once per room.

Tile

Pattern waste or your own percentage

Use pattern waste (straight, brick, herringbone, Versailles) or type your own waste %. Boxes are rounded once for the whole job.

Add-ons

Pad, glue and labor ride along

Tell a product what comes with it. Add the carpet, and its pad and install labor go on the same room automatically. Labor is priced on the installed amount, not the waste.

Baseboards and trim

By the linear foot or by the piece

Room baseboards come from the room’s walls. Price them by the linear foot, or by the piece (for example 16 ft sticks).

See the layout on the plan

The room shows how the floor goes in: carpet seams, plank rows or the tile grid. Switch it off with Hide layout when you just want the numbers.

Drop 1 Drop 2 Drop 3
Carpet. Drops and seams across the roll width.
Plank. Rows of LVP, laminate or wood.
Tile. The grid laid over the room.

Drawings above are illustrations of the three preview types.

Your price list, your markup

Save each product once with its cost and sell price. Every job after that prices itself from the plan.

  • Markup rules, for example cost × 1.45 for a category, brand, supplier or tag.
  • Change prices in bulk, see the result first, and undo it.
  • Roll width, box coverage and add-ons live on the product, so the math follows it to every room.

Flooring Estimating FAQ

How does SiteScope estimate carpet?
SiteScope prices carpet by the square yard. It lays each room out in drops across the roll width, places the seams, and picks the direction that orders less carpet; you can flip the direction. The drops are the waste, so there is no guessed waste percentage on top.
Does it handle LVP sold by the box?
Yes. LVP, laminate, engineered wood and carpet tile are priced by the box using the box coverage you enter from the carton. Boxes are rounded up once for the whole job, not once per room.
Can I use my MeasureSquare price list?
Yes. Send us your MeasureSquare product export and we will load it into your SiteScope price list for you. It is not a self-serve import yet.
Do I need to scan the rooms?
No. You can scan with an iPhone Pro or iPad Pro, send the homeowner a guest scan link, or trace a blueprint or photo in the web editor. Every estimate reads from the floor plan, however it was made.
What plan includes flooring estimates?
Free includes flooring estimates with up to 10 materials in your price list. Pro adds unlimited materials, markup rules and quote PDFs, and you upgrade in the SiteScope app.
Does SiteScope make a quote?
Yes. It builds a quote PDF from the estimate, grouped by room, with a "Materials for all rooms" section for goods you order once for the job. Revise makes a new version, and you mark it sent or accepted yourself.
